Rockland Home for Heroes Designed by The Ives Architecture Studio
The Ives Architectural Studio received approval for the Rockland Home for Heroes from the Orangetown, New York Planning Board. The site is on the last remaining parcel of the historic Camp Shanks WWII Port of Embarkation where GI’s headed to Europe, many of whom were part of the D-Day invasion. George Washington also camped his troops here during the Revolutionary War. The Ives Architecture Studio has design 14 apartments constructed on the existing foundations of the former Rockland Headquarters for the Cold War Nike Missile Program. The apartments for disabled veterans will provide a supporting and therapeutic community for those who have served our country. The proposed site is shown in the aerial photograph below.

TUNA COMES TO FAIR LAWN……
The Ives Architecture Studio has designed a tuna processing plant in Fair Lawn New Jersey for RD Foods Americas. RD Foods is based in the Philippines, Indonesia and Papua, New Guinea. The tuna is shipped at low temperature from the Pacific Ocean, through the Panama Canal and eventually is processed at the 100,000 SF foot facility the Ives team designed in accordance with FDA standards. The offices have been completed and construction is proceeding on the food processing areas. The Ives Architecture studio has designed numerous Industrial buildings and additions. We currently working on an industrial food processing project in Cincinnati, Ohio and are working on other studies in New York and New Jersey. DAWN TO DUSK WELLBEING CENTER
The Dawn to Dusk Wellbeing Center designed by the Ives Architectural Studio in conjunction to Bob Cozzarelli, AIA opened recently in Dayton, South Brunswick N.J. This facility provides services for 140 individuals with Alzheimer’s/Dementia and developmental disabilities. The Ives team took the project from the design stages through the State of New Jersey approvals and construction. The project was built during the period of COVID19 and currently allows for clients to be “socially distanced” in this unique facility. One of the early design sketches is shown below. The Ives Architectural Studio provides design for projects ranging from Child Care Centers and Adult Day Care Centers and, everything in between. The Ives Architecture Studio is headquartered in Fair Lawn, New Jersey and is licensed in NJ, NY, CT, MA, PA, FL and other states.

A major addition for the Gan Iris Child Care Center designed by the Ives Architecture Studio has begun construction in Fair Lawn. The Ives team who designed the first phase of the project in 2005 was called back for the new building. Our staff took the expansion project from design through the Planning Board approval to construction. The project is at the foot of the north Route 208 ramp at Plaza Road.

The Ives Architecture Studio is ramping up remote architectural services due to the COVID-19 Virus. Since we often work with our design team spread apart geographically, we were able to easily adapt to working at a distance during this pandemic. We prepared this analysis without meeting face-to-face with our client or, visiting the site.

Now is a good time to evaluate dormant or underutilized properties so that, when things get “back-to-normal,” you will be in a good position to confidently move ahead based on a clear understanding of the potential of your property.

Joel Ives was asked to remodel a lakefront vacation home into a full time year round residence for an active and vibrant family, accustomed to entertaining and hosting visitors. The original home, located within a stone’s throw from a visually stunning lake, was small and low in profile, and consisted of a main home with a breezeway connecting to a matching guest home. Due to zoning and waterfront building restrictions, replacing or enlarging the home was deemed too problematic. So, working with a modest budget, the Ives Architecture Studio design team looked to capitalize off of the large swaths of glass and expand the building footprint by incorporating the breezeway into the main home as a new great room. Shifting the main entry, relocating the kitchen, adding an attached garage, and building a new roof transformed the home into a large and welcoming home. A future workshop and car enthusiast garage are planned to replace the existing detached garage structure, as well as further site improvements.

The joint venture UAI-IVES Architecture Group [Urban Architectural Initiatives (UAI)] worked together to design a housing development on a challenging hillside site, to take advantage of commanding views of the Hudson River. Working on the premise of achieving a successful integration into the surrounding neighborhood, a complex layering of mixed use programs comes to life on the three street fronts. There are multiple sizes of retail and commercial use, as well as two entrances for internal parking. A colorful and segmented façade seeks to bring forth a progressive design, yet respectfully mimic and tie into the historic downtown neighborhood.

Residential units are diverse from studio units to three bedroom units, evenly and uniquely laid out to maximized light and air and scenic views. Each level has access to an interconnected public roof terrace system, with green plantings and trees, seating areas and a shade providing trellises. Internal systems are offset with efficient mechanical systems and a sizable solar array on the highest roof level. The footprint of the building allowed for substantial parking to be internalized, hidden from the street, to further connect the building to its surroundings.

A park at the end of the site incorporates a historic retaining wall, while creating pathways within a greenspace intended for public use. Its placement allows for the visual continuation of the downtown’s main street connection to the Hudson River and the lively waterfront. Included in the scope of work was the restoration of an adjacent historic 1835 church and 1890's men's club building.

New Jersey Downtown Development

The Ives Architecture Studio Team was approached by a prominent developer recently to help them develop a downtown redevelopment proposal for a small New Jersey Town. The municipality, located relatively near a NYC commuter train, is looking to increase its population and tax base while creating business and economic opportunities to enliven its main street. The developer asked us to develop a three phase proposal, the first of which would create 200 units of market rate housing, nearly 10,000 sf of commercial and office space, atop a private, public, and reserved municipal parking garage. The second phase would mirror the first phase while creating a new municipal government center. The final phase would culminate in constructing over 50 units of affordable housing.

Our design team, strived to be cognizant of the size and context of the neighborhood and came up with an aesthetically pleasing pallet of materials that blend into the neighborhood while creating a fresh contemporary feel at the street level. Using our presentation plans, traffic and layout configurations, the developer is in talks with the municipal government to see how this plan can be incorporated into their master plan. We hope to see the project move into design development in the near future.

The Ives Architecture Studio is proud to present the final design for new headquarters for a international investment firm, located in Paramus, NJ. Following a year long process of seeking new site plan approvals and the lifting of restrictive exterior design regulations, our team came up with a exciting post modern design blending residential materials with modern massing and aesthetics. Inside the building is cutting edge with linear recessed ceiling and wall lighting and appears open transparent with vast amounts of glass wall partitions. The smart lobby and monumental fire stair are paired with specialty fire rated glass.

The Ives Architecture Studio was really excited at getting to partner with the Torah Academy of Bergen County to design and develop a cutting edge laboratory for their new STEM program. STEM seeks to develop a curriculum for students to explore and innovate in Science, Technology, Engineering, and Mathematics. The Academy has been settled in their current facility, a converted factory and warehouse, for a few years and determined that there adequate space could be altered to satisfy the demand for such a popular program. Our TIAS team of designers were able to extend an existing hallway from the gym, to connect to the student lounge, while these spaces were renovated with new lighting and finishes. The adjacent underutilized double height seating area space was converted to be the new lab area. With the addition of new windows, and an innovative transparent overhead door, new flooring and lighting –the space is flooded with light and creates an exciting learning environment.

Crucial to the design was the design team’s ability to weave in a connecting stairway to the other part of the school, which had been previously cut off in the normal circulation of the student body. The new stair allows for the students to negotiate their time and easier access to parts of the school. In addition, TIAS designed new plumbing and ventilation for the array of laser cutters, 3-d printers, traditional woodworking tools necessary for a successful STEM program.

IT’S IMPORTANT TO CONSIDER ADA WHEN LEASING MEDICAL SPACE

The law requires that offices be accessible to all and it is clear that Doctors are more likely to have patients with physical limitations than a typical tenant. Therefore, when planning to lease medical space, it must be demonstrated early on by the use of “Fit-Study” that the appropriate clearances can be achieved. You don’t want to end up after an exhaustive search for the perfect location with a disaster on your hands since, larger toilets, clearances and wheelchair access to exam rooms cannot accommodated per The Americans with Disability Act (ADA). The Ives Architecture Studio working closely with brokers who specialize in healthcare spaces understand that medical spaces often have longer leases due to the high initial construction costs and difficulties in relocating. Some of the older spaces have a myriad of ADA violations. We have found that Building Inspectors hold medical offices to a higher standard in providing accessible facilities and have gone so far as to demand renovations on newly constructed medical offices due to fine points in the Building Code. This affects not only the floor plan but the vertical dimensions of sinks and counters. So, it’s better to have an experienced healthcare architect involved in your project from the beginning. Make sure a “Fit-Study is prepared before you sign on the dotted line so that you will confirm that ADA requirements are met.

The Ives Architecture Studio team designed a state-of-the-art OB/GYN medical office in Englewood, NJ. The mood of this medical discipline is usually more happy and upbeat as compared to other healthcare practices. The architect was aware that OB/GYN practices are high volume operations due to the frequency of visits and an efficient layout that is ADA accessible was provided. Unexpected deliveries make doctors late and sometimes necessitate a long wait for an appointment. Our designers were particularly sensitive to increasing natural light and focusing on making the office comfortable and cheerful. Skylights were constructed in the roof and permission was received to add new windows in the exterior walls to have additional light infiltrate the space. The end result was to transform a dark and dingy office into a contemporary, well-lit and inviting place which reflects positively on the doctors and staff who work there.

Medical office design and layout must be successful for patient comfort and operational functionality. Experienced architectural input can insure that a “deal” goes through for the commercial real estate broker or landlord. Doctor’s won’t sign a lease, or purchase real estate if it can’t be demonstrated that the space fits their vision of how a medical practice should work. The “go-or-no-go” analysis starts with the waiting area which creates the initial image of a medical facility. Doctors are particularly interested in the number of seats that can be accommodated in their waiting rooms. They also want to see that pedestrian traffic separates patients entering with those who have just paid their bills or discussed something in privacy in accordance with HIPAA regulations. The Ives Architecture Studio often has to relocate walls and use design creativity to make the space planning work for each unique medical practice. Since patients are often nervous in a healthcare environment, it is important to provide proper lighting, sensitive interior design and soft colors as well as comfortable well-arranged seating to create a sense of calm. The Ives staff has found that custom designed receptionist desks with distinctive company graphics will set the ambiance of the office as one enters the space. The Ives Architecture Studio has completed many projects that increase patient and doctor satisfaction however; the bottom line is that you must demonstrate in advance of commitment to a new location that the office space will work for a particular medical practice. This starts with the waiting area. If you can’t do this your potential client will look elsewhere. Therefore, The Ives Architecture Studio develops the space plan and provides sketches of the waiting area initially to assist in consummating the real estate deal. Then we carry the project through to the completion of construction and occupancy.

Our staff is designing a house located at Lake Norman, North Carolina. We are using the most advanced REVIT computerized technology to generate perspective drawings of what the finished construction would look like. Traditionally, architects would produce a perspective drawing at the end of a project. With the new technology as the design evolves, and refinements are made, we are in continual contact with our clients in NC who are located 624 miles away from our office in Fair Lawn, NJ. With the latest technology when we make changes to the floor plans the same revisions appear on the perspective drawings automatically. Our office has been using this technology for our commercial projects and has found it to be extremely helpful for our residential clients as well, especially if they are not located nearby.
